The Lead Maintenance Technician is responsible for maintaining the physical integrity of a
specific facility. This involves insuring a clean and well maintained facility for occupants, staff,
and visitors by identifying, correcting, and anticipating maintenance and safety issues.
Principal Job Duties:
Along with the Regional or Area Manager, plan, prioritize, assign, supervise, review and
participate in work of staff responsible for facility maintenance
Diagnose, evaluate, and perform minor and routine maintenance/repairs at facility
Establish schedules and methods for providing facility maintenance services; identify
and allocate resource needs and review needs with appropriate management staff
Participate in the preparation and administration of the maintenance budget; submit,
monitor, and prepare expenses and estimates
Monitor and control supplies and equipment; order supplies and tools as necessary;
prepare documents for equipment rentals and other contractual services
Train or coordinate training in facility maintenance and safety methods, procedures, and
techniques
Develop and organize preventative maintenance and safety inspection programs for
facilities and equipment
Coordinate construction projects , remodels, and other special projects
Assist in preparation of various contracts, request for proposals, and reports
Coordinate with contractors in providing contract services
Other duties as assigned
Requirements:
Ability to read, write, and comprehend the English language
Ability to use personal vehicle when needed
Valid and clean driving record and driver's license
Strong leadership, decision making, and problem solving abilities
Excellent customer service skills
General ability to operate power tools, hand tools, and various vehicles (golf carts,
rental trucks) used in facility maintenance
Knowledge of:
Principles and practices of safety management
Basic mechanical, carpentry, plumbing, electrical, roofing, mechanical and painting work
Project management principles
Knowledge, Skills, and Abilities:
Able to work without constant supervision
Strong and consistent work ethic with a high standard of integrity
Adaptability to change
Ability to develop relationships with customers and staff
Education and
Experience:
High School diploma required
At least 2 years' experience in property maintenance or equivalent field
At least 1 year supervisory/lead experience
Physical Demands:
Willingness to work in the elements heat, wind, snow, rain, etc.
Ability to lift at least 50 pounds alone; 100 pounds with assistance
Ability to stand, walk, and sit for extended periods of time.
Ability to pull, push, bend, stoop, squat, and lift frequently throughout a shift.
Willingness to wear Protective Protection Equipment for specific duties
